What we commit to
Propstock compiles figures it does not own from sources it does not control. These are the rules that make that defensible, and the ones a machine enforces are marked.
Sourcing
- Every published figure carries the sources it was compiled from and the period it describes.
- Primary sources are preferred: registries, central banks, statistics offices, regulators. Then established consultancies and brokerages. Then financial press citing a named primary source.
- Listing-site averages, developer press releases and portal marketing research are not used. Asking prices are not transaction prices.
- A figure that arrives without a citation is discarded rather than published with a caveat. Enforced in the pipeline.
Corrections
We will get figures wrong. The commitment is not that it never happens, it is what happens next.
- A correction request is checked against the sources the figure was compiled from, which are published alongside it.
- Where a published figure changes, the page carries a visible amendment rather than a silent restatement.
- Where we cannot substantiate a figure on review, it is withdrawn rather than left up with a hedge.

Bylines and automation
- Coverage drafted by the research engine carries a disclosure at the top of the piece.
- That coverage is bylined to a desk, not to a person. We do not invent reporters, because the whole argument here is checkability and these articles name real companies and funds.
- A named human byline cannot be attached until a human has reviewed the piece. Enforced in software, not by convention.
- Nothing the automated pass produces is publicly visible until a person publishes it. Enforced in the pipeline.
Companies we write about
- A developer’s verification status is set by a desk against filings and escrow statements. It cannot be bought, and advertising does not change it.
- An unverified company page states plainly that it is an identity record only and not an endorsement.
- A rating grade is not shown unless its basis is stated. A grade without a stated basis is withheld.
- Developer projections, including target yields, are labelled as projections and never presented as verified.
Separation from advertising
Advertisers get no input into index readings, market coverage, or which developments are written about. Advertiser content is labelled wherever it appears and never carries a desk byline. A sponsored market page carries the same readings it would otherwise carry, including unfavourable ones. The full statement is on advertise.
What we do not do
Propstock does not give investment advice, value individual properties, or broker transactions. Nothing on the site is a recommendation to buy or sell, and no reading should be treated as a valuation of a specific asset.
How these are kept honest
The mechanics behind these commitments, including what each confidence grade requires and what a bureau actually is, are set out on methodology, which is updated in the same change as the pipeline it describes. Where this page and the site disagree, treat it as a fault and tell us.
